Marin Real Estate trends

The Marin Real Estate market is healing. The inventory levels are low and multiple offers are common again.

What strategy should I use when dealing with multiple offers?.  Buyers are getting frustrated as they make offers but get outbid. Top Marin Realtor Alex Sverdlik has been successful in getting buyers their properties of Choice. He uses several techniques to give his buyers the winning  edge.

Home price is not always the deciding factor. Finding out what the seller is looking for can help you put the odds in your favor. Depending on the type of Sale can change your strategy. Is the Home an REO, Short Sale or a regular Sale play strong factor.

What is My home worth in Marin?

Its always hard to pinpoint the value of your home. Zillow and other websites are a good start. However they do not take into account two most important things. Property condition and Location.

I was in Mill Valley yesterday Showing homes. We went to 301 Dawn in Mill Valley. which looks like a bargain at $650k on paper. After visiting and looking at the condition( pretty bad) It was obvious that there were some structural issues with the home.

In Mill Valley the same home can fluctuate substantially depending on the area its in. Is is along Shoreline(heavy fog)

Or Sycamore park( very desirable).

Contact me to find the exact value of your home.

Raising Children in Marin County

Many people move from San Francisco to Marin County to raise their children. One of the reasons is the schools. The public schools in Marin County are comparable to some of the best private schools in other areas.

Marin is filled with beauty and serenity (which you’ll need when raising kids!).

Many lovely parks dot the communities. Some of my favorites are Old Mill and Boyle Park in Mill Valley.

Old Mill Park reminds me of an enchanted forest, with tall redwoods creating shade and dappled light through which the blue sky and green leaves glow. Like a mini Muir Woods, complete with stony creek and historic charm from the days the railroad went through the area. Perfect location for a toddler’s birthday party. Downright magical!

Boyle park is special for preschoolers as it has a gate- enclosed sand lined play structure as well as a step-up play structure for older kids. Boyle park also has a huge grassy field perfect for parties and picnics and throwing a ball around. Not so large that you’ll lose site of your kids, but large enough so they can run around and have some fun! Boyle park also has attached tennis courts with great tennis instructors who love to teach kids for a reasonable fee.
